So I assume this description of a utopia would be for how Appleloosa gets advertised to prospective residents?
I’d love to give you something to work with, but there’s definitely a problem with how you’re presenting this:
You’re trying to portray this town to be built in the dry desert regions as some kind of utopia. For one thing, if the ponies advertising Apploosa said this it would be very disingenuous, even more so the more exaggerated details one adds to its description.
What you should be doing instead is being honest about what to expect: The harsher climate of the desert, and the tougher land to grow on (though apple trees have already been successfully grown there, judging by the original episode). What this does is that it also opens you up to focusing on the teamwork aspect of trying to build an entire new settlement in a tricky location. Equestria is a land of hard work where ponies work together, so that will appeal to them far more than some silly promise of utopia.
Besides, Los Pegasus probably describes itself that way, and that place is probably swarming with crime. Not a good word to associate oneself with.
